When a building becomes 40 years old, county or city code compliance officials send a Notice of Required Inspection to the property owner. Property owners have 90 days from the date of notification to have the property properly inspected. The outcome of the inspection will determine if the property will be recertified for another 10 years or if improvements need to be made before the recertification is granted. If repairs or improvements are needed, owners are given another 60 days to complete them.

How Do I Know If My Building Qualifies For A 40 Year Recertification?
The recertification rules in Miami-Dade & Broward County are a little different. If your building in Miami-Dade:
- Is 40 years old
- Is NOT a single family home or duplex
- Has an occupancy of over 10
- Has an area of over 2,000 square feet
- Is NOT a non-residential building on a farm If your building in Broward County:
- Is 40 years old
- Is NOT a single family home or duplex
- Has an area of over 3,500 square feet
- Is NOT a federal building on an indigenous reservation
